  • Do I need a Homebuyers Survey?
    While a Homebuyers Survey is not legally required, it is highly recommended. The survey will highlight structural or cosmetic defects that could affect your purchase decision or even the value of the property. In some cases, mortgage lenders may insist on one to ensure the property is a sound investment. A survey is an essential step to avoid costly surprises down the line, particularly for North London properties where older constructions and leasehold flats are common.
  • What types of RICS Survey are available?
    The right survey depends on the age and condition of the property. There are three primary levels: Level 1 (Condition Report): Basic survey suitable for newer properties in good condition. Level 2 (Homebuyers Report): Best suited for leasehold or share of freehold flats, or houses that are structurally sound but may have defects that you need to be aware of. Level 3 (Building Survey): Comprehensive, ideal for older properties or homes with significant alterations, like those found in Highgate or Crouch End. This level is also suitable for unconventional builds where a more detailed inspection is needed.
  • What is a RICS Homebuyers Report (Level 2)?
    A RICS Level 2 Homebuyers Report provides a thorough inspection and commentary on the property’s condition, highlighting defects and areas requiring maintenance. It's most commonly used for properties built in the last 100 years, particularly leasehold and share of freehold flats, where understanding the fabric of the building is crucial for future service costs. However, it does not include invasive inspections and focuses on visible issues only.
  • What is a RICS Building Survey (Level 3)?
    A Building Survey (Level 3) is the most detailed survey, providing in-depth information about the property’s structure and materials. It is best for period properties or homes with significant alterations. This survey may also include cost estimates for repairs, which can be vital when buying older or historic homes in North London. The report can also cover aspects of the building that might need extra scrutiny, like subsidence or damp, which are sometimes seen in older buildings.
  • How long does a Homebuyers Survey take?
    The onsite inspection for a Homebuyers Survey typically takes 2-3 hours, depending on the size and complexity of the property. The full report, which includes an assessment of both visible internal and external issues, can take up to five working days to complete.
  • I need a survey urgently; can this be fast-tracked?
    Yes, we do offer urgent services. While surveys generally take around 5 working days, we can sometimes accommodate faster timelines depending on the property’s location and our availability. Contact us for more information about expediting your survey.
  • How much does a Homebuyers Survey cost?
    Costs for a Level 2 Homebuyers Survey start around £500, depending on the size, condition, and location of the property. For a more detailed Building Survey (Level 3), prices typically start higher due to the comprehensive nature of the inspection.
  • Is a Homebuyers or Building Survey worth it?
    Yes. Both a RICS Homebuyers Survey and a RICS Building Survey provide essential insights into the property’s condition, helping you make informed decisions. Surveys are particularly important for older properties or those with potential structural issues, allowing you to negotiate price or plan for future repairs.
  • I am interested in a homebuyers survey. What is your process?
    Once instructed to conduct a survey, we will arrange access with the estate agent. We’ll need specific information from you, such as the property’s address, tenure type, and any concerns you may have. After confirming the appointment, you will receive an invoice and our terms of engagement. The survey takes place once the invoice is paid, and the report is usually delivered within five working days.
  • Can I see a sample report?
    We do not provide sample reports. Every property is unique, and sample reports can set false expectations. Our reports are tailored to each property’s specific characteristics and issues, ensuring you receive accurate, relevant information.
  • What if I’m buying a lower ground floor flat?
    If you're buying a lower ground floor flat, a Level 2 survey may suffice, as it includes damp testing and an assessment of the internal condition. However, depending on the condition of the property, a Level 3 survey might be more appropriate, especially if there are concerns regarding drainage or subsidence.
  • How do you assess the roof?
    We assess the roof from ground level, looking for visible signs of damage. Inside the property, we’ll check for signs of leaks or damp, which could indicate roof issues. If necessary, we can arrange for specialist inspections, such as drone surveys, for a closer look.
  • Do you check for building regulations or planning applications?
    We review these only as part of a Level 3 Building Survey. If you have specific concerns, we can also provide guidance on past planning permissions or compliance with building regulations.
  • Do you offer post-survey consultation?
    Yes, we offer a telephone consultation after the survey is completed to discuss key findings, any urgent issues, and what steps you should take next.
  • Why don’t you offer a RICS Level 1 Condition Report?
    We don’t offer a Level 1 Condition Report because it only provides a very basic overview of the property, without covering significant issues or potential defects. While some companies offer it, we believe a Level 2 Homebuyers Survey offers far greater value. It delivers a more comprehensive look at the property’s condition, helping you make informed decisions. Additionally, writing any report takes time and effort, so it makes more sense to invest in a Level 2 survey where you get much more for your money. This approach ensures that you, as the client, benefit from detailed insights into the property.
