The RICS Building Survey (Level 3) is our most comprehensive survey, ideal for older properties or those with significant modifications. It provides a detailed analysis of the property’s structure and materials, making it an excellent choice for period homes and non-standard constructions in North London. This survey is also recommended when purchasing an entire property, such as a whole freehold property, as it gives you a thorough understanding of the building’s condition. Our reports are completed within 5 working days of the inspection.

In-Depth Condition Assessment

A thorough inspection of all accessible areas, including lofts, cellars, outbuildings, and gardens. Whether you're purchasing a Victorian home in Islington or a heavily extended property in Highbury, this survey provides a comprehensive understanding of the building’s condition. We also assess planning, fire escapes, fire safety measures, and insulation, which are crucial considerations for both older and modified properties.

Detailed Reporting

Our survey covers visible areas, including the roof, walls, drainage, and internal elements like damp checks and timber conditions, with limited ground checks. The report provides a detailed analysis of structural issues, necessary repairs, and future maintenance. It highlights materials used, defects, and key items for your Legal Adviser to discuss with the seller’s solicitor. A summary of defects helps prioritize urgent work, offering a clear understanding of the property’s condition and maintenance needs.

Fire Safety and Insulation

The report also covers fire safety, including the potential of fire escapes, and the insulation of the loft and other areas to ensure energy efficiency.

RICS Standard Reporting Format

We use the RICS standardized format, ensuring clear and consistent reporting. This allows you to easily understand the condition of the property and plan for any potential repairs or maintenance.

Traffic Light System

Our report follows a simple, easy-to-understand Traffic Light System to categorise issues:

  • Amber: Issues requiring attention, though not immediately urgent

  • Red: Serious defects needing urgent action

Best Suited For

Older or Period Properties

Perfect for older homes, such as Edwardian or Victorian houses, and historic properties throughout North London.

Homes with Significant Alterations

Ideal for properties that have undergone extensive modifications or extensions, which are common in areas like Finsbury Park and Hornsey.

Non-Standard Construction

Suitable for homes built with unconventional materials, although this is less common in North London.

Limitations

Limited Scope

This survey focuses on visible areas and may not reveal hidden defects, such as those behind walls or beneath floors.

Non-Intrusive Inspection and Access Limitations

Like with all RICS surveys: the survey is non-intrusive, meaning no invasive tests are performed. Roof inspections are done from ground level, and inaccessible areas, such as lofts, may not be fully examined. Additionally, no testing of plumbing, electrical, or heating systems is carried out.
