This report is especially suitable for properties in relatively good condition and under 100 years old. It is also ideal for leasehold or share of freehold flats, which are common across North London. Key Features

Thorough Property Review

Our survey covers all visible areas of the property, including the roof, walls, drainage, and internal conditions such as damp checks, ceilings, and timber elements. Limited ground checks are also conducted. We also highlight key items your Legal Adviser should discuss with the seller’s solicitor.

Leasehold and Share of Freehold Properties

If you’re purchasing a share of freehold, it’s important to understand that access may be limited to certain areas. For example, if you're buying a ground-floor flat, you may not have access to loft spaces, and if you're buying a top-floor flat, you may not have visibility of the garden or rear elevation.

RICS Standard Reporting Format

Traffic Light System

Our report follows a simple, easy-to-understand Traffic Light System to categorise issues:

Standard Properties in Good Condition

Ideal for properties of standard construction, such as those commonly found in North London. This survey is particularly suited for flats, share of freehold properties, and newer builds, offering comprehensive insights without unnecessary complexity.

Buyers Seeking Clear, Accessible Information

This survey strikes the perfect balance between detail and simplicity, providing in-depth information without overwhelming you with technical jargon.

Limitations

Not Suitable for Older or Heavily Altered Properties

For properties that are older or have undergone extensive modifications, a more detailed Building Survey (Level 3) may be required.

Limited Scope

This survey focuses on visible areas and may not reveal hidden defects, such as those behind walls or beneath floors.

Non-Intrusive Inspection and Access Limitations

Like with all RICS surveys: the survey is non-intrusive, meaning no invasive tests are performed. Roof inspections are done from ground level, and inaccessible areas, such as lofts, may not be fully examined. Additionally, no testing of plumbing, electrical, or heating systems is carried out.
