North London House Prices: Half-Year Update 2026


The first half of 2026 produced a mixed North London property market rather than a single clear trend.
Higher borrowing costs continued to affect affordability, but well-located period houses and family homes remained comparatively resilient.
What the latest figures show
The latest ONS UK House Price Index data available for this update covers completed sales to May 2026. The average London property price was £545,000, 3.7% lower than a year earlier. This marked the ninth consecutive month of annual price falls in the capital, although the main weakness was within Inner London.
North London varied considerably. Haringey performed more strongly, with an average price of £634,000, up 2.4% year on year. Terraced houses rose by 4.8%, while flats and maisonettes were broadly unchanged.
This supports what is often seen locally: family houses in established areas such as Crouch End, Muswell Hill, Stroud Green and the Harringay Ladder remain in limited supply and continue to attract interest.
Hackney was broadly level at £608,000, with terraced and semi-detached homes both recording 2.8% annual growth. By contrast, average prices fell by 6.4% in Islington to £670,000, by 6.2% in Camden to £806,000 and by 4.3% in Barnet to £591,000. These borough averages should be treated cautiously, as changes in the type and value of properties completing in any month can materially affect the figures.
What this means for buyers and sellers
The market is neither booming nor collapsing. It is price-sensitive and increasingly selective. Mortgage affordability remains important: the Bank of England reported that the effective rate on newly drawn mortgages increased from 4.22% in May to 4.35% in June. Buyers therefore have more reason to negotiate carefully, particularly where a property needs substantial repair or modernisation. Good houses in strong streets can still attract competition, while overpriced flats or properties with short leases, high service charges or unresolved building defects may take longer to sell. A sensible asking price, realistic expectations and proper pre-purchase checks remain important.
