Areas We Cover – Arsenal and Highbury N5


The Arsenal and Highbury area contains a broad mix of Victorian and Edwardian housing together with more recent apartment developments around Drayton Park and Highbury Stadium Square.


For a surveyor, this mix of traditional construction and modern redevelopment means the issues we look for vary considerably depending on the street and the building type.


Much of the surrounding housing stock, particularly along roads such as Avenell Road, Sotheby Road, Elizabeth Avenue and Quill Street, comprises late Victorian and Edwardian terraces. These buildings are typically constructed with solid brick masonry walls, suspended timber floors and shallow foundations formed in London Clay. This ground condition is known for seasonal movement, particularly where mature trees are present. During inspections we look closely for stepped cracking, distortion around window openings and historic repairs that may indicate past movement. In many cases this movement is long-standing and stable, but it requires careful interpretation during a survey.


Drainage and dampness are also common considerations in this part of N5. Many of the original clay drainage systems remain in place and defects can occur over time as pipes deteriorate or joints fail. We frequently look for localised dampness at low level, cracked external gullies and areas where hardstanding or raised ground levels bridge the original damp proof course. These conditions can allow moisture to track into solid brick walls, particularly where modern impermeable finishes have been applied.


Alterations are widespread across the area. Rear extensions, loft conversions and internal structural alterations are common features of the housing stock. When inspecting these properties we look carefully at structural junctions, the quality of workmanship and whether works appear consistent with Building Regulation standards. It is also common to encounter drylined internal walls which can conceal historic defects or dampness, so the limitations of visual inspection are always explained in our reports.


There are also a number of modern apartment blocks and redeveloped sites around Drayton Park and the former Arsenal stadium. These buildings are typically of reinforced concrete or steel frame construction with cavity walls and modern cladding systems. For flats within these developments, we look carefully at fire safety provisions, balcony construction, drainage arrangements and the overall condition of communal areas and building management.
