Areas We Cover – Islington (N1 & N7)


Islington is a borough of immense architectural diversity, ranging from the grand Georgian squares of Canonbury to the post-war social housing along the Holloway Road.


For a surveyor, Islington is a landscape of "known risks"—where the density of building, the maturity of the street trees, and the legacy of industrial use all play a role in our technical assessments.


The Holloway Road: Council Blocks and Modern Regeneration

The Holloway Road (A1) corridor is a primary example of how varied housing types merge. Here, you will find 1960s and 70s council estates, such as the Anderton Court or the sprawling Ringcross Estate, sitting alongside newer private developments like the Vizjon House apartments.


When we inspect flats within these larger blocks, our focus shifts toward collective liabilities:


  • Concrete and Flat Roofs: Many post-war council blocks utilize "non-traditional" concrete frame construction. We look for signs of spalling concrete (carbonation) and the performance of communal flat roofs, which are prone to pooling and leaks.

  • Fire Safety and Compartmentation: In blocks like those managed by Islington Council, retrofitting modern fire safety standards is a major undertaking. We check for compliant fire doors and the integrity of communal "means of escape" routes.

  • Noise and Vibration: For properties fronting the Holloway Road, acoustic insulation is a critical factor. The constant heavy vehicle traffic and the proximity of the North London Line (railway) create vibration risks that can lead to decorative cracking in lighter-weight infill walls.


Victorian Stock: The Narrow Terrace Challenge

Away from the main thoroughfare, in areas like Barnsbury or the streets around Highbury Fields, the stock is predominantly mid-Victorian. These homes—found on roads like Sotheby Road or Liverpool Road—often share a very specific set of structural traits:


  • The Two-Storey "L-Shape": Most of these houses are two storeys with a rear "closet wing" extension. We often find historic movement at the junction between the main house and this rear wing, usually caused by differing foundation depths.

  • London Clay and Street Trees: Islington has some of the highest concentrations of "high-water-demand" street trees (like Plane trees and Oaks) in London. These trees extract moisture from the London Clay, causing the soil to shrink in summer and swell in winter.


Damp and Timber in Converted Houses

A significant portion of Islington’s housing consists of large townhouses subdivided into flats. In these conversions, dampness is a recurring issue, particularly in lower-ground and basement apartments.


  • Bridged Damp Proof Courses: We often find that external ground levels have been raised over time (often with new paving), "bridging" the original damp proof course and allowing moisture to migrate into the internal plasterwork.

  • Sub-Floor Ventilation: In houses with suspended timber floors, the original air bricks are often blocked by debris or modern landscaping. This lack of airflow is the primary cause of dry rot and wood-boring beetle infestations, which we check for using moisture meters and tactile inspections of the joist ends.


Conservation and "Article 4" Directions

Much of the borough falls within one of Islington’s 42 Conservation Areas. In neighborhoods like St Peter's or Canonbury, the Council has "Article 4 Directions" in place. This means that even minor changes—like replacing timber sash windows with uPVC or painting brickwork—require planning permission. During our survey, we cross-reference the property’s current state with historic records to ensure you aren't inheriting an enforcement notice for non-compliant alterations.
